Sliding Balcony Door Repairs

Schuco handle tilt and slide

Tilt and turn sliding balcony doors

Tilt and turn sliding doors can be a nuisance when they become damaged. Because of the complex nature of the sliding mechanisms and the locking mechanisms they are much more susceptible to damage from regular use. In many cases they are installed on balconies of flats. If they become slightly jammed then constant use can aggravate the problem.

Repairing Sliding Doors

Many of the problems are caused by incorrect use. When the user does not tilt the handle in the correct position when opening or tilting the door this can cause the mechanism to fail.

Balcony Door Rollers Problems

In some cases the rolling mechanisms also known as bogies at the bottom of the doors can fail. Sometimes the tracks at the base on which the bogies roll along can become unaligned which will then damage the rolling mechanism at the bottom. In many cases the track and the rollers need to be replaced. This can cause the whole sliding part of the door to become unaligned which then causes problems when trying to lock the doors and can sometimes even jam the doors locked when they are closed.

Sliding Balcony Door Handle Repair

If you find that you are having problems opening the door or closing the door when turning the handles to open or close then this could be the early symptoms of problems occurring in the future. If caught early enough then the problems can be fixed without replacement parts which would be a lot cheaper to fix. We find that many of the doors that we are called out to repair have been damaged because of the doors not being opened and closed properly. Especially constant use from tenants of the property. In many cases we find that once the sliding balcony doors start jamming, users start forcing the handle to open and close the door.

Many doors fitted in the UK are manufactured by various German manufacturers and therefore can be fairly costly as well as taking a long time to replace because the parts have to be shipped from Germany.

When replacing the rollers and the track the door is pulled into the open position and placed on stilts to make it static. Then the rollers and the track are removed and replaced with new ones. The door is then re-aligned and tested thoroughly by our engineers to make sure that it is working correctly. This procedure would normally take a whole day.

Here are some things that you can do yourself to check that your door is working correctly

  • Check that the door is opening and closing smoothly and not jamming when sliding.
  • When tilting the handle to open or close, check that it does not jam
  • When closed or upon opening check that the handle is in the correct position. That is, pointing straight up, pointing to the side or pointing straight down. Nowhere in between.
  • Check that the tracks are not damaged or dented at any point. Also check that there are no particles or dirt that would obstruct the rollers.
  • If the door is not locking properly then put the door in the open position and turn the handle up and down to see if it moves freely and that all the bolts on the side of the door are moving up and down. This can help to determine wether there is damage to the locking mechanism or instead if it might be a problem with the alignment of the moving door.

Tilt and Slide Door Maintanance

It is important to keep the sides of the doors and the bottom track clean and dirt free. It is a good idea every now and then to give any visible moving parts a squirt of WD-40.
